Application Process
To be considered for residency, the following is required:
– A separate rental application must be completed, signed, and dated by all persons 18 years of age or older who will reside in the apartment for more than 5 days in any given month.
– A non-refundable application fee of $75 per applicant is required prior to processing.
– A valid government-issued photo ID must be provided for each applicant.
– Proof of income must be submitted, including the most recent pay stubs and any additional verifiable income. Bank statements will not be accepted.
– Occupancy is limited to no more than two (2) persons per apartment.
Qualifying Criteria
Rental History (if applicable)
– Verifiable and comparable rental history is required. Rental history from family members is not considered verifiable.
– No prior evictions or lease violations.
– Applicants must not owe any current or previous landlord a balance.
Employment & Income
– Applicants must have current, verifiable income.
– Gross monthly income must equal at least 2.5 times the monthly rent.
– Additional sources of income must be verifiable and may be considered.
Credit History
– Credit will be evaluated based on overall profile.
– No more than five (5) negative credit lines within the past five (5) years.
– Outstanding balances owed to landlords will result in denial.
– Medical and student loan debt are not considered negative credit factors.
Criminal History
– Criminal background will be reviewed in accordance with applicable laws and Fair Housing guidelines.
– Convictions older than five (5) years may be reviewed on a case-by-case basis.
– Certain felony or misdemeanor convictions may result in denial, including but not limited to: Violent offenses, Crimes of a sexual nature, Crimes against persons or property, Drug manufacturing or distribution
Pet Policy
We welcome pets at Athens Reserve and offer our Pet Perks Program, which is required for all approved pets and is designed to support a clean, safe, and pet-friendly community.
Pet Costs
– $150 Refundable Pet Deposit (per pet)
– $25 Monthly Pet Perks Program (1st pet)
– $40 monthly for two pets
– $60 Dog DNA Registration (per dog, if applicable)
Pet Guidelines
– Maximum of two (2) pets per apartment (under 30 lbs each)
– Pets must be current on all vaccinations
– Pets are approved on a case-by-case basis
– Restricted breeds include: German Shepherd, Cane Corso, Belgian Malinois, Chow Chow, Rottweiler, Doberman Pinscher, American Staffordshire/Pit Bull Terrier, Bull Mastiff, Husky, and Akita
– Aquariums over 100 gallons require renter’s insurance
Assistance Animals: Service animals and assistance animals (including emotional support animals) are not considered pets and are not subject to pet fees or the Pet Perks Program. Proper documentation must be provided in accordance with applicable laws.
Application Denial
Applications may be denied for failure to meet the above criteria, submission of incomplete information, or falsification of any information provided.
A co-signer may be considered in certain situations and must:
Complete a separate application, Pay the $75 application fee, Be an immediate family member (parent, sibling, child, or grandparent), Have a gross monthly income of at least 5 times the rent, No negative credit lines, and Meet all other qualifying criteria
Deposit Information
All apartments are offered on a first-come, first-served basis. A unit is not reserved until a security deposit has been paid.
– A security deposit is required to hold an apartment. An application alone does not reserve a unit, even if approved.
– A deposit may be placed prior to applying and will hold the apartment for 1 business day. If an application is not submitted within that time, the apartment will be released back to the market.
– The deposit is refundable while the application is under review. Once the application is approved, the deposit becomes non-refundable.
– If an application is denied (for reasons other than falsification), the deposit will be refunded.
After approval:
Applicants must respond within 3 business days with deposit and confirm a move-in date.
Failure to meet these timeframes may result in the apartment being released. The deposit will hold the apartment for a maximum of 14 days from approval or from the date the unit becomes available, whichever occurs first. Deposits must be paid in full. Payment plans are not accepted.
