Leasing Questions
What type of apartments do you offer?
Athens Reserve offers studio apartment homes only.
How much is rent?
Rent currently ranges from $790 to $860 depending on floor plan and availability.
Are utilities included?
Yes. Water, sewer, trash, gas, and electricity are included. Residents are responsible for arranging and paying for their own cable and internet service.
How do I apply?
Applications are completed online. Each person age 18 or older who will be residing in the apartment must complete a separate application and pay the application fee.
How much is the application fee?
The application fee is $75 per person and is non-refundable.
Do you hold apartments?
Apartments are first-come, first-served. A unit is not held by an application alone. Only a paid security deposit will hold a unit.

Required Application Documents
What income documents are accepted?
Accepted income documents include recent pay stubs, W-2s, and 1099s. Income documents must show at least one full month of income and must be verifiable.
Are bank statements or pay apps accepted as proof of income?
No. Bank statements, Cash App, Venmo, PayPal, Zelle, screenshots, handwritten letters, and similar payment app records are not accepted as proof of income. Income must be verified through approved documents such as pay stubs, W-2s, or 1099s.
What income is required to qualify?
Gross monthly income must be at least 2.5 times the monthly rent, and all income must be verifiable through accepted documentation.
What do I need to apply?
You will need a completed application, valid government-issued photo ID, accepted proof of income showing one full month of income, and any additional documentation requested during screening.

Approval and Qualification Questions
What rental history do you require?
Applicants must have verifiable rental history and must not owe a balance to a current or previous landlord.
Do you accept co-signers?
In some cases, yes. Co-signers must complete an application, pay the application fee, and meet qualifying criteria.
How many people can live in an apartment?
No more than 2 people may occupy an apartment.
Can my application be denied?
Yes. Applications may be denied for failure to meet rental, income, credit, criminal, rental history, occupancy, or documentation requirements.
Pets
Pet and Animal Questions
Are pets allowed?
Yes, approved pets are allowed. A maximum of 2 pets is permitted per apartment.
What is required for pet approval?
Pet approval requires a completed animal application, current photo, veterinary records, vaccination records, required deposits or charges, dog DNA registration if applicable, and management approval.
What are the pet charges?
Approved pets require a refundable pet deposit of $150 per animal, plus the mandatory Pet Perks Program monthly charge.
What is the Pet Perks Program?
Pet Perks is a required monthly charge for approved pets. It is $25 per month for 1 animal and $40 per month for 2 animals.
Do dogs need DNA registration?
Yes. All approved dogs must complete DNA registration at the owner’s cost.
What about service animals?
Service animal requests must be submitted for review and approval. Approved service animals are not charged standard pet deposits or monthly pet fees, but residents remain responsible for damages and must follow community animal rules.

Service Requests and Community Standards
How do I request maintenance?
Routine maintenance requests should be submitted through the AppFolio resident portal so the request is properly documented and assigned.
What is considered an after-hours emergency?
After-hours emergencies generally include active flooding, uncontrollable water, major electrical hazards, or conditions that immediately threaten health or safety.
How should I contact the office?
Email is the best way to contact the office. Appointments are encouraged so our team can give each resident or prospect our full attention.
What community rules should I know?
Residents and guests are expected to follow the lease agreement, community policies, quiet hours, parking rules, pet rules, and all written notices issued by management.
